ESSENTIAL JOB FUNCTIONS:

  • Oversee, order and review third party due diligence land reports to confirm suitability of intended use
  • Manage design team to ensure complete project entitlement, civil construction drawings and permitting
  • Develop and refine budgets throughout the due diligence phase of land until acquisition
  • Create and develop bid packages for project consultants
  • Prepare internal proposal detailing project financials, project schedule and municipality fees
  • Work with site consultant to manage third party contractors including schedule and budget
  • Ensure lots are delivered on time and conform to civil engineering specifications
  • Manage and Oversee any performance bonds required by municipality
  • Work with building team to resolve any concerns regarding lot delivery

 

SPECIFIC EDUCATION OR EXPERIENCE:

  • Bachelor's degree in Land Management, Construction Management, or Engineering
  • 5+ years of residential land development experience
  • Experience with production home builder
  • Proficiency with Microsoft Office applications

PHYSICAL DEMANDS AND WORK ENVIRONMENT

  • Frequently sit, stand and walk
  • Regularly required to talk or hear
  • Frequently required to use hands or fingers to handle or feel objects, tools or controls
  • Occasionally required to climb or balance, stoop, kneel, crouch or crawl
  • Occasionally lift and/or move up to 25 pounds
  • Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus
  • The noise level in the work environment is usually moderate
  • Temperature in the workplace is typically moderate
